Capital Advisory · Underwriting · Co-GP Participation

We underwrite first. Then we stand in the deal.

Pluhar Valencia Holdings is a capital advisory and co-GP platform for middle-market commercial real estate sponsors. We underwrite the file to lender standard before anyone outside the firm sees it. We build the capital around the plan rather than the ask. And on select transactions, we stand in the deal as co-general partner.

Why PVH exists

Built for the gap in middle-market capital

Capable sponsors work deal by deal, below the size at which the large platforms deploy efficiently.

Commercial real estate they control
69%
Held outside commingled funds, in JVs, syndications and deal-by-deal structures
<$25M
Where institutions struggle to deploy and equity placement rarely pencils for intermediaries

Debt in this range is served, mostly as a commodity. Equity is not. That is the market PVH was built for.

More than
capital introductions.

Four work products, each built to lender standard.

The Platform
Entry point

Capital Readiness Opinion

A written opinion on what the record supports, what is missing, what the capital stack can look like, and what each capital source will require. Flat fee, quoted up front. Delivered before any lender or investor is approached, and useful whether or not PVH is retained for the raise.

Capital Stack Strategy

Dated sources and uses, tranche sizing, and a capital blueprint that states what each source will require and the order in which they are approached.

Institutional Packaging

Lender and investor materials built on a reconciled model: Excel workbooks a credit analyst can audit, a memo structured the way committees read, and a data room index in which every claim traces to a document.

Capital Execution

Sources segmented by mandate, a single point of contact for every lender and investor question, and conditions tracked through closing. Licensed activities are conducted by licensed parties.

Structure, Drawn to Scale

Every dollar has a seat. Every seat has an order.

Before capital is approached, the stack is engineered and the waterfall is defined, so priority, protection, and upside are settled on paper first.

Position defines priority. Illustrative proportions.
Senior Debt~60% · First out

Preferred Equity~15% · Structured
Common Equity~10% · Last out

Top of the stack is repaid first at the lowest risk; the bottom is paid last and carries the upside. Layers: Senior Debt · Mezzanine · Preferred Equity · Common Equity.

Co-GP participation

Alignment, not just advice.

Few advisors will put their name beside yours. On select transactions PVH participates as co-general partner, so our name goes into the deal and not just on the memo. Participation is selective and subject to agreement on responsibilities, governance and economics.

Co-GP participation is not a funding commitment and is subject to applicable agreements and approvals.

Private capital
partnerships.

Built for sponsors.
Disciplined for capital.

Sponsors

Bring us the opportunity before you bring it to the market.

We strengthen the transaction, structure the capital and prepare it for institutional review before the market sees it. On select transactions, PVH participates alongside the sponsor as co-general partner, with oversight, governance and economics defined for each mandate. The sponsor keeps operating control.

Capital Partners

See fewer opportunities, supported by better preparation.

Sponsors who work with PVH arrive prepared: organized diligence, aligned structures, and clearly defined capital requirements.

Protect the relationship. Protect the transaction.

PVH is deliberately small. The principals who win an engagement are the ones who underwrite it, structure it and sit across from the lender; no file is handed down. We take a limited number of mandates at a time and decline the ones we cannot stand behind, because our name goes on the work and, in co-GP transactions, into the deal.

Evidence

Facts, data, and diligence that stand up to scrutiny.

Alignment

Structures and incentives that align all parties.

Discipline

Selective outreach. Disciplined execution.

The people who do the work

One principal-led engagement team, with no hand-offs between disciplines.

Tyler Pluhar

Tyler Pluhar

Co-Founder & Chief Executive Officer · Principal, Co-GP Strategies

Sets PVH’s strategic direction and leads the firm’s sponsor, lender and investor relationships, including negotiation of co-GP terms and GP/LP economics with counsel. His background spans the owner, investor and tax sides of real estate capital: Vice President of Business Development for a national cost segregation practice serving commercial property owners, wealth advisory for high-net-worth families and family offices, and advisory work with developers and construction firms on ground-up and redevelopment project execution. Earlier, he founded, built and sold a Low Voltage Automation business in Atlanta, GA.

Daniel Valencia

Daniel Valencia

Co-Founder & Chief Financial Officer · Principal, Co-GP Strategies

Leads capital structure, financial reconciliation and reporting standards across PVH engagements. Daniel owns the model behind every file: sources and uses reconciled to source documents, the downside case a lender will run, and the sponsor-capacity analysis that determines what each capital source will require. In co-GP transactions he sets the reporting standards and investor-facing discipline of the project SPV. His more than 15 years across financial services and corporate accounting, including mortgage banking, credit, underwriting, wealth management and financial planning, cover both sides of a credit decision: how a loan is originated and underwritten, and how a company’s financials must be kept to withstand that review. B.S. in Accounting, William Paterson University.

Ken Moore

Transaction Engineer & Strategy Consultant · Transaction Resource Advisors

Leads Transaction Resource Advisors, an independent, Cincinnati-based transaction advisory practice. Ken brings approximately 25 years in capital finance, underwriting, compliance consulting and strategic financial advisory, including CFO-level responsibilities, across residential and commercial real estate, private capital transactions and development work involving municipalities and other public-sector participants. His practice does the work that comes before capital is approached: pre-underwriting, due diligence, financial and documentation reconciliation, capital readiness and structuring. Transaction Resource Advisors is not a loan broker or placement firm and is not paid on closings, so its read of a file is independent of whether the file gets financed. On PVH engagements, Ken provides the senior underwriting and transaction advisory review.

Tyler leads the sponsor relationship and the capital process; Daniel leads capital structure, reconciliation and reporting; senior underwriting and transaction advisory is added as each engagement requires.
